What WhatsApp actually costs a brokerage
"How much does WhatsApp cost?" is the second question every brokerage asks us. It is a reasonable question with an annoying answer, so here is the shape of it.
You are billed for conversations, not messages
Meta bills per conversation window, not per message sent. Within a window you can exchange as many messages as you like for the same price.
Conversations fall into categories, priced very differently:
- Marketing — you starting a promotional conversation. The most expensive by some distance.
- Utility — a transactional message about something already agreed: a viewing reminder, a payment confirmation, a statement.
- Authentication — one-time codes.
- Service — a conversation the customer started. Usually the cheapest, and often free within a window.
Rates vary by the recipient's market, and they change. We put a calculator on this site rather than a price list for exactly that reason.
Why the numbers surprise people in both directions
The surprise is usually that the bill is smaller than feared, because most of a brokerage's WhatsApp volume is service — clients asking about listings. Those are the cheap ones, and they are the ones you want.
The bill gets ugly in one specific case: broadcasting new listings to a large contact list. That is marketing, priced as marketing, and sending it to everyone every week is the fastest way to a bill nobody budgeted for. It is also, separately, the fastest way to get blocked by recipients — which lowers your quality rating and can restrict your sending limits.
Plan around the shape, not the rate
Prefer service conversations. Make it easy for clients to start one — links, QR codes on boards, the number in every listing — and most of your volume lands in the cheapest and highest-intent category.
Use utility deliberately. Viewing reminders and payment confirmations earn their cost several times over. Sending them is not a cost decision.
Treat marketing broadcasts as a budget line. Segment them. A broadcast to 280 people who match the property beats one to 4,000 who do not, on both cost and outcome.
And the number that actually matters
Message cost is a small line. The number that decides your month is what a hot lead costs you, and that is set by response time and lead quality — not by whether a utility conversation cost half a cent more this quarter.
Our calculator will estimate the small number. The reports are for the big one.
